Strata Plumbing Sydney Projects
Northmead dislodged sewer pipe
Reported problem - All day dig up was actioned after the discovery of a dislodged sewer pipe by our SPS plumbing technicians. CCTV camera inspection carried out to inspect the sewer service revealed the dislodged section of sewer pipe under the rear basement wall and external wall of the affected unit combined with another issue of tree root intrusion seen within the pipe.
As a result of the dislodgement, most likely caused by the weight of the wall pushing down on the pipe, the sewer pipe is back falling and bowed which means relining is not a viable option and the pipe will need to be replaced. Works completed to resolve the problem - With the assistance of an excavator machine we proposed to excavate up to 1.7 metres deep and expose the sewer junction on the boundary trap shaft in the backyard of the unit. New trench was excavated from the boundary trap shaft junction to the rear wall of the unit. Defective sewer pipe was removed and a new junction cut in on the boundary trap shaft at a lower point to achieve a greater grade of fall. New PVC sewer pipe was run from the junction through the wall penetration and reconnected to the horizontal sewer service within the basement. On the completion of the works - Testing and commissioning was conducted on support pipe with blue metal aggregate as per Australian plumbing standards and area of works backfilled
Kogarah Water Line Corrosion
Reported problem - Urgent water leak at a unit block required a rapid repair after conducting works on a water service for strata client, Prior Strata. Our SPS plumbing technician found that the current lines installed were completely corroded and would continue to leak until they were replaced from the meter back to a suitable section where they could be replaced and located to.
After having trouble previously connecting the new fittings to the old lines which have continued to leak currently, our SPS plumbing technician encouraged that the following works will need to be completed to resolve this issue permanently. Works completed to resolve the problem - Dig up the affected area to expose water service at the front of the building that runs on the side of the building hard up to the existing brick wall and redirect the water service away from the wall combined with the replacement of 10 meters of 40mm copper. On the completion of the works - The area of the works was backfilled, garden relandscaped and all excess waste from conducting all plumbing works were disposed of.
Potts Point blocked drain
Reported problem - Torrential rainfall induced a report of blocked up drains from a strata building that failed to have a preventative maintenance plan. As a result, a reactive approach called for our SPS plumbing technicians to urgently attend due to blocked up drains and stormwater pipes that were not able to withstand large amounts of water. Works completed to resolve the problem - Upon site inspection, our SPS plumbing technicians located 5 stormwater surface drains and
located 5 stormwater surface drains and 1 main junction pit in total in which they discovered needed to be thoroughly cleaned and inspected for any issues. A notice to all residents was sent to inform them of the clean, prior to the works commencing. Our SPS plumbing technician cleaned all pits out one by one with the use of a high pressure jet blaster and drain camera to ensure they were free from dirt and debris and the lines were in working order. On completion of the works - All leaves and debris were disposed of safely and the area left clean. Our plumbing technician recommended a 12 month interval clean to be scheduled
Strathfield boundary trap replacement and defective sewer line
Reported Problem - Attended site to conduct a boundary trap replacement, however, SPS discovered 10 meters of earthenware sewer pipe at the rear of a unit that was defective
and needed relining with the worst affected section being 2 meters upstream from the boundary trap. Works completed to resolve the problem- Whilst carrying out the boundary trap works, our SPS plumbers extended the trench and replaced the worst affected 2-meter section, also allowing provision for a future reline. A heavy-duty jet blaster was utilised in preparation for the future reline to clear out roots for a smooth reline to take place. Upon completing a jet blast on an overflow relief gully, SPS had located a gully which required replacing due to dislodgements and cracks throughout, caused by tree root intrusion. The tree nearby had also caused the concrete to lift. In order to have this issue rectified, SPS cultivated the soil to expose the existing 4 inch gully. The existing gully was disconnected and replaced and then reconnected to existing sewer fixtures both up and downstream. On completion of the works, support was ensured for the new gully underneath and the area was backfilled on completion with all waste disposed of
West Pennant Hills Pipe Reline
Reported Problem - Attended to site with reports of a blockage. SPS conducted a CCTV camera inspection on the sewer and discovered tree roots in sections of the pipe. Works completed to resolve the problem- To resolve this issue, our plumbing technician utilised a high pressure jet blaster to
remove the obstructive roots interfering with the pipe and diligently dug up the existing ground in front of property to expose and disconnect the existing sewer. Pipe reline took place of approxmately 5 metres of the defected sewer. In addition, an inspection point was installed and inspection opening raised. On completion of the works, the hole was backfilled and site cleaned.
Double Bay Leakage
Reported Problem - A large leak urged for our SPS plumbing technicians to attend and diligently carry out prompt investigation. After investigation with pipe leak detection, our plumbing technicians discovered an excessive amount of water under the house and a loud hissing noise that you could also hear quite clearly from inside the laundry. The leak seemed to be stemming from the building’s main water pipe
(before the unit isolation valve). Works completed to resolve the leaking pipe - Before actioning the works, a notification to strata was made informing that the water supply will be off to the building for the majority of the day, once the leak had been found. Utilising a jackhammer, a section of brick work was removed to gain access into the cavity in order to find the damaged section of pipe. Once the affected pipe was located, we cut out the damaged section and supplied and installed it with a new pipe. On completion of the works - Testing on completion of works took place, once the new section of pipework was installed to ensure it was all in working order
